Market report for Katy for June 2008

Katy has had a very good June… the absorption rate is down to a very attractive 4.5 months. Not quite as active as The Woodlands and Sugar Land but a very good result nevertheless. Compared to Sugar Land, the Katy owners are not discounting nearly as much…. Sugar Land’s sell price vs list price was 94% so Katy sellers are doing much better at 97%. It’s taking around 88 days to sell though which is not all that speedy!

Six Great Restaurants in Katy - for those people relocating to West Houston or Katy Texas

When people locate to a new town, especially a suburb they always worry about the quality of Restaurants. New residents play it safe and stick to the chains but in Katy there are some great restaurants that will impress even the toughest food critics.
•1) Fuzzy’s Pizza - I have eaten great pizza in Chicago and St. Louis, two famous pizza towns and Fuzzy’s measures up very well.
•2) Texas Traditions - This place is a great big taste of Texas Tradition
•3) 9′ers Restaurant - One of the best burgers I have ever had anywhere
•4) Fortune Village - One of the best Chinese Restaurants anywhere in Houston
•5) Nonmacher’s BBQ - A Katy tradition that has survived the test of time

I have recently found out about a new commercial project in our area. The Simon Property Group is planning to build a 1,000,000 sq.ft. shopping mall on the north side of I-10 in between 99 and Mason. This mall will include a Macy’s and Dillard’s. This is the same company that just built the large outlet mall on 290 near Cypress Landing. . This goes to show Katy is one of the fastest growing areas in Houston. Robert Charles Lesser and Company, a nationally respected independent real estate advisor just named Cinco Ranch and Seven Meadows as two of the Top Ten Master Planned Communities in the United States.
Katy was the only city with two communities finishing in the Top 10. The Houston Area had two more master planned communities as well (the Woodlands and Sienna Plantation).
Make no mistake about it Katy is one of the hottest places in the country to live; great schools, great communities, low cost of living, and three major hospitals locating here in the next three years

Katy Real Estate Market Report - May 2008
A healthy market for May 2008… absorption rate (how many months it will take to sell out current inventory at current rate of selling) is less than 6 months, a positive sign for sellers. More than 6 signals a buyer’s market.
Days on market for active listings is stretching… average asking price of sellers is 10% higher than average sold price. Sellers would do well to lower their asking prices. Get the home sold, move on. What you might lose on this deal, you’ll make up for on the next deal. Buy bigger and you’ll actually end up making money on the swap.
